For this exclusive 13-lot development, our task was to design four homes that would each be distinct, also create a coherent sense of neighborhood, and appeal to the typical luxury home buyer. We also needed to include the desirable features people expect in high-end custom homes (like pools and indoor/outdoor spaces), while also being cognizant of the size and values appropriate for the area. Finally, lots adjacent to the historic Moraga Adobe site had a height restriction, which necessitated creative one-story designs.

Highlights include:

  • Inspiration from classic Craftsman, cottage, prairie, and wine country themes

  • Indoor/outdoor “California rooms” and landscape plans that accommodate swimming pools

  • Below-grade garages to fit height restrictions on lots 7 and 12

  • Orienting homes with lot slopes to balance lighting, street access, and privacy from neighbors
